The lease to purchase agreement is a binding document for renting property with an opportunity to buy it in future. The buyer pays the rent and the rent premium that counts as a part of the purchase price. Also he pays the option fee which is usually 1-5%. If the buyer cannot realize the purchase at the end of the option period, he loses the rent premium and option fees.
